Where it started

We purchased this home in 2021 after relocating from North Carolina. The house had been vacant for several years prior to our ownership and needed extensive repairs, with the property overgrown and littered with trash. Before moving in, we replaced the plumbing, electrical systems, and water lines. Over time, we've also replaced the roofing, installed HVAC units, and upgraded various rooms. We continue to actively enhance the property.

Home Systems we have Improved

Upon purchase, we  traced each wire in the basement, inspecting and replacing any necessary wiring. We then replaced and labeled the breakers, ensuring that all wiring was properly secured in the joists. Additionally, all outlets and switches were replaced with new ones.

The home initially had a used HVAC system that was inspected by Starnes. During the inspection, we discovered that the unit was too small for the home and had not been installed correctly. We removed the entire unit, including the ductwork and trunk line, and installed a forced air oil-fired furnace along with all new ductwork and trunk line. There are also two electric baseboard heaters in the kitchen. Later, we added two package units for air conditioning. In 2024, we have focused on incorporating mini-split A/C heat pumps into most of the rooms. These units effectively heat and cool individual spaces and are highly energy efficient.

Before moving into the home, we needed to replace all the water lines. The lines running from the water meter throughout the house have been completely upgraded. We installed regulators and gauges on the incoming lines as required by Russell County PSA, due to high pressure from the meter. All the lines are new PEX, along with corresponding fittings. Additionally, two 40-gallon electric hot water heaters were installed in 2021, along with a pressure tank.

The septic lines were not replaced but have been upgraded as needed. There is a Polylok Effluent Filter on the septic tank as well as a Tuf-Tite Distrubution Box for septic lines. 

Roofing repairs were necessary on several structures.


In December 2021, the kitchen & porch roof was upgraded with architectural shingles, and any soft plywood was replaced.

In March 2022, we addressed damage caused by a fallen tree on the garage. We repaired the rafters, replaced the plywood, and re-shingled the entire roof with architectural shingles.

As of May 2024, the metal roofing on the front portion of the house has been replaced. However, the contractor did not complete the work on the remaining section of the roof on the back side, which may either need replacement or sealing with tar, though it is currently not leaking.

The house, which is over 130 years old, shows its age with sagging and creaking floors, as well as uneven surfaces and some "soft" spots—attributes that contribute to its unique character.

To enhance stability, we decided to add supports to the underside of the home, which has significantly improved its structural integrity.

There are areas in the brick outer perimeter wall that require repairs. However, following an inspection by a licensed company (JES Foundation Repair), we have confirmed that this perimeter wall is not load-bearing.

Some windows are newer, while others are original, and a few will require replacement.

Several bedroom windows have suffered seal failure, resulting in cloudiness. Additionally, three windows are broken and will need to be replaced eventually. We have replaced windows in two of the bedrooms and on the stair landing so far.
